There are plenty of real estate software/education scams out there so I felt like this was a very valid concern.

I’ve heard some people say that there is no such thing and that anyone offering such is scamming.

Frankly, as I am 90 days in with no progress on collecting on their “guaranteed rent” program, I had have to advise it appears to be a marketing scam they have no intention of following through on - as always, caveat emptor.

Groundwater is usually not impacted as you will not know since most tanks are only 4-5 feet deep and you will not encounter groundwater in the tank pit. 

Secondly, neither our realtor nor our banker have encountered this situation where the appraiser is dictating what is a shared driveway.

My parents went into town and talked to people, and it turns out that the longtime owner of the land had sold a parcel just a few months ago to this pair of characters who were known for running this same spring scam throughout the area.

This post is just to let people vent and hear the other crazy things people have encountered and been asked for by clients while Real Estate Investing.

So we started thinking of ways we could entice residents of the neighborhood to rent rehabbed homes without the fear of not being able to afford rent and the property generates guaranteed rent role without high tenant turnover or encountering high vacancy rates.
