I also have an excellent landscaper who manages my properties yards bi-weekly. 

While initial cost may be a little higher, the money and time can save in the long run is well worth it to me plus the piece of mind I have knowing my tenants are safe and I have someone watching over my property electronically when I am not there.  

You can request the HOAs budget and financials to determine if it's reasonable or not.In addition to landscaping and pool, an HOA is also required to carry insurance on both the property and the board of directors' E&O insurance. 

Here are some of my proforma numbers: I don't know what's accepted in your market, but where I am all tenants are responsible for their own landscaping.

During the rehab, we replaced all floors with laminate, new roof, new appliances, new bathroom vanities, and we pulled up the landscaping.  

It might help to get an idea of the landscape and the layout, so that someone can come up with some suggestions.

So even if you find someone to move in on June 20th, be sure to charge the previous tenant for rent, utilities, landscaping, or whatever else he is normally responsible for up until the 19th.

So you could start out that way and then maybe not need one.Or you could short sale it, etc.Rehab would be the last ditch effort I would ever consider.Location, condition, etc are all known before you ever buy, so it not like you HAVE to buy it or will get stuck with it.Do your DD, REAL DD, not this electronic nonsense and youll probably be okAnd on $5k, a 15% return is only $750...
