These are all trades that will help you in your real estate investing, they all make good money outside of that, and little to no educational debt for these.

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

For the tenants education and the owners protection, we have a "Septic Addendum" in place that spells out what can be flushed and cannot.

If it didn’t take a long time to generate that cash(1 year or less), I would consider doing syndication and wait and see how it went, while continuing to educate myself on local market conditions for an investment property.

If you don’t have the knowledge to be able to decide on parameters, then you need education before contemplating investing.
