I would suggest that the day you get your keys to the property, knock on their door to introduce yourself, hand them the 60 day notice with an explanation why wanted to do that in person, and try to form a meaningful connection! 

As a sponsor, there’s no way I’d form a syndicate without an indemnification.

I recently purchased my first investment property in Florida and now i'm trying to form a Florida LLC.

My criteria is very clear and using the Google Form as a filter is super helpful because most people will not read your criteria. 

Form a strategy and property size/type that you want to focus on. 

You can help accomplish this by putting together a realistic pro forma of the performance of the investment over time.
