My best way of renting out furnished houses is giving my potential renters a sales pitch when they come in for a pre-employment drug screen. 

It also creates a situation where there is nothing going on with the project and you can have squatters, drug dealing, all kinds of crazy things going on.  

I'm seriously considering the purchase of a vacant former drug house in a rougher part of town.

Have your accountant drug tested.

Currently, I use the PAR lease (the new PM does not, but I am going to request they use it), a mold addendum, and a drug-free housing addendum.

They only charge enough to get there drugs and/or alcohol.

We later find out, in the two years since we had first worked with this roofer, he had gotten into using drugs and had tipped over to the wayward side.Lesson learned:  Check to make sure your contractors are licensed, bonded, insured before every job, not just the first time you work with them.  

There are alot of apartment buildings for sale but alot of them are in drug areas and infested with criminals.
