Something to keep in mind as well would be if there are any prepayment penalties on the existing loan that you've got as that would cut even further into the funds you'd be looking to take out.

I also see demand surging at the first rate cut.

They also just launched a new dynamic pricing tool, its bare bones now but over time maybe it’ll be good enough to cut ties with PriceLabs.

My feeling is that the tax evasion thing cuts both ways. 

I like things cut and dry so there's no opportunity for misinterpretation of who is covering what.

Cities are running out of market fuel due to drenched inventory and declining home sales prices.

Now you can add that number to the sale price of the house  or ask your buyer to cut you a check , you work for them , not me . 

Are there things I should be looking for other than the cut they take?

Our house has not appreciated much since October 2022, and homes are moving very slowly in our area with frequent price cuts.

That doesn't cut it for me.
