* Not the most attractive block in the hood due to 4 of 7 homes being             seasonal cabins,  (incl 2 abandoned ones)            * Will be hard to re-sell due to the way it looks (modern-- not cute cabin , rustic look is what buyers in that area want).Thoughts very appreciated!

That is such a CUTE tri-plex! 

Cash flow still isn't good, but I have a tenant going on 4 years who was in her previous place for 10 years and only changed to come to my cottage (it is cute and it is on the water) and she is currently covering my mortgage expenses.

I am a freelance graphic designer, and I would hope to have someone understanding as a landlord.

Yeah, in OR you can't make a contract chained to a listing like that, but they do have ways around that like a "termination fee" which will get credited back if you use them to list.I'd also ask if they can do a summary on income and expenses and trends - Like is the avg rent up the past two years, what's happening with water costs, etc in graphical (ex-eng, sorry) format.Other item happening more is what happens to your data? 

This will normally get you the Graphical Information System which is mapping software used by government bodies.
