Most of the places we have looked don't have the huge number of STR's like Pigeon Forge/Gatlinburg to really get a good cross section.Sometimes AirDNA lumps some basic cottages in with some huge fancy places which really skews the numbers.Your best bet is to do your own research with AirBNB and VRBO.

It seemed to me one would be lucky to get 1/2 of 1%.Down in Rockaway it looked like the income from the cheese factory and hospital was really low with rents at $850 for low 200's which is less than 1/2 of 1%.

It is hard for appraisers to find comps for house and cottage (ADU) properties sometimes so they will need to go farther back in time to find similar comps, which will be when the market was at a peak.
