.- New HVAC, return lines, air handler, heat pump, condenser.- Wood floors throughout house except bathrooms- Primed/ Painted whole house, including cabinets and front door.

Drywall everything above that with a no mold ,water resistant sheetrock and paint it with a couple good coats or three of good enamel paint to keep moisture away.Best part of a demo to the studs is you can replace wiring,drain plumbing ect as well as upgrade to a modern light/vent that is ducted all the way outside and insulated to prevent condense inside.

The condenser unit runs in reverse to produce heat back into the house. 

Flip side, had a home warranty paid as part of a seller concession and first day we got access (in July in Texas) AC flooded the bedroom with condensate.

I do expect some capital expenses in the next 5 years like the A/C outdoor condenser unit and roof. 

But now they are able to take that same heat pump condenser (the outdoor unit) and run it to a standard ducted system.

We just installed 2 dehumidifiers with condensate pumps installed so water is being plumbed out of the house at all times through this condensate pump. 

I know of a friend who had his furnace replaced and had a central AC condenser put in with the new one.

Nothing was flashed or caulked....nothing...and the water getting in from the outside....and the condensation forming on the inside has been rotting out the cedar and growing mold in the wall.
