Maybe I missed it, Bill B kind of eluded it but why not do seller financing? 

Feeling uncomfortable with sellers stems from some kind of fear. 

If you have that kind of money keep looking at land development.  

Maybe you can expand on what kind of properties and price points you're targeting, buy & hold vs Flip vs MTR etc?

But I believe is morally wrong and against capitalism to put this kind of restriction just my personal opinion.

That kind of experience builds confidence and reduces risk over time.

To me knowing Detroit area like I do these days I would simply pass on any neighborhood that has bars and caged condenser units and this kind of theft I dont think there is much long term upside and just a ton of risk..

You can also just accept certain kinds of pets, breeds, or sizes as a third option.

To piggyback on Jay's point, generally speaking I think the kind of personalities that are really good at real estate are the opposite of the kind of personalities that are really good at self promotion and presenting. 

Kind of figured that the loan side would be a long shot.
