I would also suggest reviewing credentials...50% of the PM firms in the city are not licensed brokers or agents affiliated with brokers....and most of the agents that claim to manage are focused on residential sales...not a great fit.

Right now, Huntsville, Jacksonville, Birmingham, and Oxford are looking promising and fit well with our goals.I’m planning to visit these areas soon to check out potential investments in person, with my partner who lives in Anniston, AL.

(there was a tiny set of stairs also)The developer told me there was also an alleyway down the side of the building that could most likely fit a wheelchair and had direct access to the condo, so it's possible that would satisfy the ADA and they could remove the ramp on the inside of the unit.I have never dealt with a property like this before, so I'm wondering, who do I talk to to make sure this unit will be ADA compliant? 

My best funding I can get is $2+mil and requires 20% down so ideally I'd like a property that fits into that category so I can use my best connect or a partner loan me money on similar terms to my preferred financing contact starting at any price point.  

I'd encourage you to try to find the unassuming guy that drives an old truck/car, buys his clothes at Costco, and never brags about how many properties he owns.I'm just a small time landlord but I'd be happy to help if you think that I can be a resource.

The reason for this is that it will help you fit nicer into the lending guidelines and make your refinance much easier if you ever need to access the equity to scale.

So when you think of the income and basically less than 20k a year in Overhead thats a pretty nice business.. unless you count cloths and shoes as necessary items then things get a little wild !!!

I have got one lead that was a prefect fit for my quest via SMS;  (sub to sellers due to covid etc financial stress) but the house was not what I would want to rehab so after meeting at the house I never followed up.   

Pricing may fit your budget, but you want a strong asset and good value with upswing.
