Generally, you can pick up great deals in cold climates when the weather turns, and also especially around the holidays (only desperate sellers want to do showings during the holidays and there few buyers).That said, in colder climates, rehabbing can be tough during the winter. 

In colder climates, I would think the biggest problem is they just couldn't keep up and the unit would be cold.

And how the structure is holding up in such an exposed climate for years!!

HelloAs a newbie investor, and one who is actively trying to fill gaps in my knowledge, I am curious to know if anyone is actively investing in the warmer climate states (IE: Texas, Florida).

The area is in high rental demand with over 680 homes for sale and only 24 sold the absorption rate is 27.4 a climate for steady rental income.

At least in the current market climate. 5 years ago you could probably throw a dart at the MLS and find a BRRRR deal, but those days are past.

I would not build multi-level climate control, just one level buildings and lots of covered Boat and RV storage so its going to have some limited returns.

Florida has construction trends from 1900-current, very different climate, and several variables that you need to be educated about first. 

And West coast continental mediterranean climate is found in other countries.
