Personally, in that kind of climate, I would have an automatic sprinkler system that was required to be left operational. 

The climate is ideal for the plant, and land will be at a premium once hemp production is industrialized.

Residential real estate that doesn't consume more than 1/3 of the median household income in well-located cities with diverse economies and generally temperate climates will always be in demand.

However, the current climate of the market I'm in, while that might be true, I don't mind paying what I did because it's like 50k less than what properties are going for on MLS.

Will people continue to move out of the North/ Northeast into warmer climates?

Indicators like diverse employment, rising wages, not easy to build (but currently constantly getting easier), housing shortage, low vacancy rates, great climate, etc. point to the high appreciation CA cities having continued long term appreciation (market and rent).I hinted at the state level movement to increase housing.

Based on the two, I'm not sure I'd do it; but I live in a colder climate and admittedly am resistant to change.
