I would start with either an agent who is focusing on investors, or even someone out of State.

I was a commercial agent until 2021, at which time I switched to corporate real estate. 

The ARV was believed to be around $235k so my agent told me to try to stay all in around $176K.

Having a solid team around you like agent, lender etc.

Just be the absolute best host you can be for the first year -- communicate clearly and quickly, make sure cleaning is top-notch, make sure all amenities work (hot tub is hot, TV remotes have batteries, etc. etc.)

Its like the Airbnb that says $20 a night but when you click its $100 cleaning fee. 

If you've only been a commercial agent for 6 months, you are just learning the basics.

The plan is to put the rentals in SCH E of our joint return and file with TurboTax-We live in Florida-Leases under my wife's name, Airbnb app under my name, dedicated bank account for all rentals activity in the name of both-We have umbrella policy for liability protection for the rentals-We leverage some contractors (for example cleaning lady for the Airbnbs or lawn maintenance guy) that we pay >$600 for their services in a year and they are not our employees.

You could also check what Realtors in your market are preferred agents here on BP- they should have at least a little experience with investing and a network built up. 

-OOS investors rely on service providers like agents and PMs and think they're guaranteed an outcome instead of just paying a fee for a service.
