If the tenant shows up, you want to make sure your case is bullet proof. 

The old "octopus" style systems are all garbage, and they have a ton of windows, so energy efficient they are not.

I may just bite the bullet and do it. 

I have 4 deals under my belt (with a varying range of success) and have learned lessons from each.I’ve spent the last few years building my family and career and would now like to devote my energy into something that can finance my lifestyle without having to continue working for The Man.  

I love the energy and passion you had to drive you to your first success! 

If you are upgrading the kitchen appliances and are not able to increase rent or make the home more desirable, then it would be best to save the time and energy to focus on the next project. 

They are bullet-proof, cheap heating costs for the tenant, and cost about one third the price of a furnace.
