My assumption is that the listing broker/agent is withholding the report from us for their own protection.

I'm looking for a brokerage that serves the southeast Chicago and Northwest Indiana markets, where I can hang IL and IN broker licenses.

I have seen this in my day job of funding these guys.. like 5 to 7 years ago I was funding at least 10 deals a month in Orlando for the top rehabbers and most were coming through a licensed brokerage that specialized in wholesaling.. they since closed shop.. not enough inventory to keep the doors open.. 

There is also the perk, depending on which brokerage, saving on the commission when you are selling.

Essentially: you'd pay a brokerage a low flat rate (usually a few hundred bucks) to literally just list your property in the MLS, and nothing else - you'd still have to offer a reasonable commission to a buyer's agent as part of the listing agreement, and you'd be responsible for setting your own pricing, handling showings, negotiating with buyers, handling the paperwork, etc.

Keep your goals front and center...you'll eventually find a brokerage that can help you achieve them.

I'm about to finish my 3rd required course and apply to take my exam but wanted to start exploring brokerages and getting a feel for the industry first hand.

Talk to as many local agents as you can, not ones in huge companies but smaller brokerages in certain areas.
