They were marketed as STR because you can see the gulf from the back deck....around 3 blocks from the shoreline with public access.

I had to repair the driveway, new fence, do the roof suffice, new kitchen cabinets for one of the units, fix the front and rear decks/porches, installed security cameras, eviction cost of 3k, dumpster cost, paints, interior door

And that includes the 30k needed for a new deck.

If the competition has in unit or onsite laundry, car ports or garages, porches/decks, a pool at the facility and other items I may have a difficult time getting comparable rents as long as they still have vacancies available.

A deck that needs repairs will be around 7K -15K for a moderate size of deck.A house with ARV of 300+ would pretty much need a new modern kitchen and that will be around 17K to 20KSuch a house will have at least 2 bath,  with about 7K to 10K per bathroom.

In this case, you’ll need to fire-rate the floor/ceiling and any structures that go up to the first floor unit deck.

I find the many offerings interesting but overwhelming and I am still reading through the many sales decks that were thrown my way. 

However, if they don't have enough collected funds to cover new roofs or decks, they will just do a special assessment and you might get a bill for $3000 for new roof.

I don't allow smoking inside, but have had smokers who use a deck or outside area.
