Here's a few lines from a local bank's recent SEC filings regarding notes: "During the third quarter of 2014, the Company identified problem assets and began the disposition process under the asset resolution plan... the Company transferred $11.2 million of loans held for investment to loans held for sale in anticipation of near term loan sale..."

We are also very conservative in evaluating numbers... we contingency plan with a quick exit in case markets change or decrease anticipated value.

I have done several more projects with this rehabber since then and anticipate doing several more.

Unfortunately for me though as you may have anticipated already when you were replying to my post, most of what you said went right over my head. lol.

I had been looking for another potential rental property in the Baltimore area, but with the current relocation to Philadelphia, where I anticipate being for at least a handful of years, I now anticipate focusing my energy there.

You could also get stuck holding the property for longer than anticipated which incurs more holding costs.  

Subject property is a 14 unit complex,  built in 1980s,  decent condition with no major repair anticipated.  

Realty Shares does charge a fee that varies by offering, but the anticipated returns reported on the site are net of fees. 

The last thing I want is to have the actual source of the mold become more expensive than I anticipated.
