Hey Daniel, I have access to private money, but doing a deal in that time frame is going to be hard.You could try a no doc loan, they are great for business owners or people in your situation.

Find a lender that will do a no doc loan. 

A no leverage building with no tenant and no prospects in a war zone with high property tax is low leverage high risk.

Hi I’m new to wholesaling I’ve been looking at tons of videos and received great feedback on this site as well I’m ready to get started I don’t want to waste any time anymore my question is I found a vacant property in my neighborhood that has a no trust pass sign on the door how do I find the owner of the property and is it worth looking in to?

To perhaps live in one unit and rent the other out, is that still a no?

Buyers are still shopping some may take longer as sticker price may hit them but once they realize rent prices are still comparable to mortgages its a no brainer.

I believe I need to find a no-money down seller-financed deal to use and improve.
