Hi Cliff,I agree with what Brent Coombs said.If I were in your shoes, I would get my personal finances (and credit) in order before even thinking about taking on other financial goals.

Wouldn't you want something if you were in their shoes?

Good deals are far and few....If you were in my shoes how would you proceed?!

If you don't have money I think there are better ways to get your foot in the door for home ownership.In your shoes I would seek out motivated sellers that might allow you to gain some equity that you can then snowball into full ownership.

., if they just have to take Grandma's rose bush with them and forgot to put it in the contract, as long as it was professionally replaced with something as good or better. 

Cara (and Stephanie and Amanda for that matter),  I can think of 20 people right now that would love to be in your shoes, which speaks volumes to the asset(s) you have.
