@Bryan Templin, just to slightly rephrase my edited post above: On re-reading, yes, Ned could just mean exactly what you suggested: that THEY would get the spread (if you're just buying for yourself, and can't afford it without letting the Seller get an ongoing higher profit than if you COULD qualify for a normal mortgage).

They did find the tenant, so I suppose there could be some rationale to them "bringing the Buyer to the table" (but now that I've typed this and re-read - I feel like they've met their responsibility to Lease the home... and were appropriately compensated for that based upon Agreement terms).
