Our rental is paid for and has rental income of $2200 month and our primary has a mortgage of $1800 so we are currently living for free basically.we have a credit line on our rental for $275k and recently got a letter from our mortgage company offering a cash out refi on our primary of approx $300k and still be able to keep our current interest rate on the remaining balance of the mortgage which is mid 3 %.We are trying to grow our rentals and struggling to figure out the best way to do that.

I always avoided Oakland and a 12 plex for 2.2 mil is probably a really scary area.It all depends on what your goals are but if I were I your shows I would buy probably 6+ SFR properties for cash right now, get about $8K in income/month, and when reates come down, I would put nonrecourse loans on them, use the remaining $400K and get another 3 SFR units.

If the goal is psychological because you have too much debt to sleep well at night then sell some properties and use the proceeds to pay off the debt on your remaining properties; or better still obtain the services of either a psychologist who can get you over your uneasiness or seek out a financial advisor who can convince you of the difference between consumer debt “ bad” and investment/business debt “good”.
