I only use my license for my own investments, and occasional sales to friends and family. 

This makes it easier to come out occasionally without breaking your cash flow on plane tickets across the country.  

Born and raised in the DC suburbs, in good ole' Maryland, the only times I have left the area have been for vacations and the occasional summer internship.

In both cases it started out happening just occasionally then got worse. 

They may have a better chance of coming across off the occasional deal than the average person, and will do some of that for a great client they know will close, but most of their day needs to be spent prospecting business for themselves, building their own business and closing transactions in order to be successful themselves.

I'm an institutional investor but occasionally do small investments in Grand Rapids because it's my home town and gives me an excuse to go back there. 

I'm looking to get into rental properties with the occasional flip here and there.

I'm not sure how old you are but you must recall college life, particularly off campus living. just a few concerns:  furnished units have to be covered on your insurance which will effect your premium.you gotta be mindful of damages to the furniture in addition to the rest of the place. not everyone will havesticky fingers but be prepared for the occasional theft during transition at the student occupied units. the bedbug epidemic comes into play particular with the more traffic. again, its my coin. feel free to disagree.kudos,Mary

You'll need to turn utilities on occasionally during tenant turn-overs.If anything, having those baked in only makes your analysis more conservative.
