When I had looked up the lot next door, it was owned by a small gc who has bid on a garage I designed for a buddy in oak hill. 

I plan to build a portfolio in cities near Royal Oak Michigan for cash flow and equity with a buy and hold strategy focused on small multifamily units.

The hidden gem, it seems, is Anacortes and Oak Harbor.  

Saying that you are looking at multifamily in Council Bluffs, Iowa, just doesn't sound as cool as saying that you are investing in Seattle, but the only thing that matters to me is if you are making money.

But since I'm following the BRRR model, I decided to make the best of them for now, and redo the kitchen and original 100 year old oak floors before selling in a few years.
