Also, would be helpful to hear from investors operating within in-fill markets like Bay Area, LA, Boston, Seattle, NYC, etc., where labor costs are a big factor to consider in budgeting this out.What are the premiums you're achieving versus units without washer and dryers?

This is definitely below market rate (could probably rent for around $2000/month), but these are unicorn tenants and they are managing the property very well (small landscaping projects, small home improvements).The current value of the house per Zillow is $383,000.I am originally from the Bay Area so we plan to settle in Northern California once my husband is out of the Air Force in a couple of years.

Idk and seems peakish however if we are talking Bay Area type, the market is near peaks 75% of the time past 35 years or so.

these are cash and carry deals as noted above.. thats the exciting part of this.. those with true unsecured cash are the only one's who can play.. so it keeps the no money crowd and wholesalers at bay.. if your going to do this you need to find the rich uncle with the cash in the bank... you pay cash get your deed then take to a HML who will back fill your deal and you do it all again.
