You definitely have a point.I'm just a person that I like to go on my own a little, and I deal with each situation different, and thank god I've had great success till now.and about the banks, well one thing about banks is, that they don't care as much as a landlord if you don't pay, (the biggest proof, look back to prior 2008), the reasonings are simple, first of all the underwriter does not feel the loss like a landlord does....... and also, the bank  has the house to forclose on and a landlord does not..... so as long as they follow the rules they are technically fine...the banks can only.

The deal was we were going to help each other out [I give him low rent, he would take care of anything that went wrong in the house] however when things have gone wrong I still get the call and I have been having to pay for the parts but he does the labor so I am appreciative although there hasnt been that many wrong things [thank God]. 

I know what my options are moving forward and thank God Louisiana and New Orleans are relatively landlord friendly.

I work with a really great brokerage, KW, and they having a global presence have affiliated market boards for members only to utilize, so if you belong to or work with a major brokerage check with them and see if they have anything similar.

Agent is concerned that since there are 2 other offers, ours may not be as "strong" as other offers, but we've turned it over to HP (Higher Power/God).
