I am very determined, but spending some time to craft a plan to help ensure a hopefully smooth ride into this new frontier. 

It should save me a lot of time in crafting responses.

After being in the real estate investment space for over two decades, I’d say your happiest and most productive life will come from focusing your Hours on your craft and on relationships… and focusing your capital through investing passively with experts.  

You seem to be a big part of this community and a master of your craft.

If I had to try and craft your “pitch” to them it would probably be to show them the return on investment that a rental makes - which will far outpace any type of safe investments they have their money in and maybe you split the profit?    

I think a short well crafted general clause it better than a long specific one.
