I’ve always been intrigued by the notion of financial freedom and entrepreneurship but didn’t take much action in that direction until 5 years ago when my wife and I started an online retail business.

This notion that deals can only be found off market is ridiculous. 90% of sales take place on the MLS- not all of those are "bad" or even retail deals.

Moreover, when the cure t situation passes, does anyone have the notion that we all won’t go back to work as usual and courts will open and processes start again?

If the borrower isn't qualified enough for a regular loan, then how in the world do they come up with this crazy notion that they can raise the rates to double or triple the standard rate and somehow that ill-approved borrower is going to be able to make the payments then?

Yes if you buy one or two properties and kind of half self manage them, but if he is being professional and set it up properly then I would disagree with the "Dangerous" notion.  

I'm trying to develop a way to make them understand how sub-to or seller financing would be the best option.I run a creative non-bankable / investment mortgage brokerage for a living so I understand the philosophical notion that every person has a trigger, and you have to find the purpose and keep hitting that button to drive a point.

How does Notion help for STR's

This may be a hint of substandard work but alluding to the notion that it´s a bad flipper based on that alone is very shaky.

:) I just think people need to appreciate the commitment Real Estate investing will come with, that is is doable, but will take work and development, and notions of "passive" really need to be dispelled. 

The notion posited above they are a "scam" is utterly preposterous.
