There have to be slots for your mind to wander as you consider the information. 

There is not a large enough price spread between rehabbed and non rehabbed properties, and that is why you don't see many flips in those areas.If you want a property where you can, then you would need to look to the other side of DC in PG County.

Does it make more sense to refinish the hardwood floor on a rental or prego over the existing.. seems both prices are about the same just wood save me slot more time refinishing it.Thanks

Small banks that are well-capitalized and uninterested in running lists of mortgages in and out can do this kind of thing if they are so inclined, so it really looks like you've found a nice slot!

For me, a common referral fee for a SFH in PG is going to range from $500-2k.
