I’d consider trying to look at the types of repairs you’re getting called out to this property for and see if there’s some way you can help reduce them either through preventative maintenance or through upgrades as units turn over.

I will cycle through 1-3 new credit cards a year specifically around when I start a new project or need to do upgrades on an existing rental.

Definitely want to get into development in the future of tiny homes, multifamily, etc. that's where this is from. it comes from our stacked triplex. three of these on top of each other but the single family home we had to add a few upgrades to get our target sale price of $300 per sq ft or higher. 

Are they in areas that, if they made upgrades to the home that they could get more rent?

Upgraded finishes, painted nicely.

I am the type of landlord who maintain my property with high standard, not cheap with upgrades and new systems, going the extra miles to fulfill my Landlord responsibilities but I also like to enforce my bullet proof lease.

In the case of a roof, etc. you could renegotiate a higher sales price (amend the contract) to cover the cost of the upgrade (if the market will bear the increase).
