Granted, public sites such as Zillow.com, Realtor.com, etc are making the home buying process easier for the unlicensed, a person with the experience will be sure to properly manage, market, and guide you through the process with ease.

Tenant says there are home daycares in adjacent properties, they don't show up in the home daycare listing in the village website and obviously unlicensed. 

I have been given gift cards (unexpectedly) but $ comp/kickbacks to unlicensed minions aren't allowed in most cases. 

Should I hire a unlicensed contractor hoping to get a lower price or should I get more bids from licensed contractors? 

Don't go with an unlicensed GC, never ends well.   

Why would I hire you being unlicensed?  

Most licensed broker won’t represent someone who has a contract to purchase but doesn’t own the property ( I know all about “equitable interest” but it still doesn’t cut it), for many reasons but among the most important is that if they do they’re no involved in a transaction with someone who by his/her/their actions is an unlicensed broker.
