I know of some very successful groups that put exactly $0 of their own money in, but have a solid track record that keeps investors coming back.As an investor in syndications myself, co-investment is never a question and I never understood why it is such an imperative question.

Understood on the "timing" points, I guess that is my frustration, don't take me on as a client if you are overwhelmed and barely able to keep up with existing clients-I'd rather hear a "sorry Im full right now" than a yes and then no response to emails and half baked texts that are not full sentences and incorrect assumptions about how my LLC was formed which led to the IRS fines.

There's just so much fundamentally important info about REI that most data don't convey (Zillow discovered this the hard way, when they tried and failed to invest in real estate based largely on data inputs, rather than boots-on-the-ground knowledge).Real estate is literally a physical item, with physical functions, governed by physical realities, and because of that, it can only be fully understood through physical means (seeing properties with your own eyes, experiencing neighborhoods in person, meeting potential tenants face-to-face...or at least on Zoom).

@Daniel Z Fang: Sounds painful but when investing in securities you probably received material from who you invested with stating that you understood that you could loose some or all your invested funds and probably also that you understood that returns are generally not guaranteed.
