I also have a license at the State level, have to pay a tourist tax, and have to pay a fee that my municipality requires.  

2) Airbnb - similar to the above strategy, Airbnb is a fantastic one as well since Denver gets a lot of tourists.

Question for any of the experts out there...I'm looking to get in the real estate game in the next 12-18 moths. if one had $70-100k, would it be better to buy a small property with cash and rent it out monthly or put a down payment on a larger property in a tourist destination and rent it out nightly.

Air BNB is growing and coming out of a pandemic tourist our exploring this option more and more.

What one indicator might imply is offset by 10 others - including our population growth, weather (the pandemic was a whole lot different here), no state tax, a tourist industry that takes vacation rentals to a whole new level, as well as our year-over-year property appreciation and rent increases.

Only existing and those found in certain tourist commercial zones as well as where HOA allows them are permits allowed.

For me it absolutely is, but I have invested in a proven tourist market where my occupancy is closer to like 85 - 90% or more.
