I agree with Mike - I think it depends on the exit strategy.It feels very tight for a flip, even using Subject-To to finance it.It might be a good rental or seller financed opportunity.

Since the timing involved (30 minutes) is so tight, this is a tough one and you really will have to look at the contract and at how much you want the property to decide if it is worth a letter from an attorney to the seller's agent saying you are enforcing your agreement.On one such property, a long time ago, I wrote a letter to the broker of the selling agent.

if you like the deal just bring in the required equity and close.. not sure what the issue is.. unless your capital constrained and if its that tight then you may rethink the whole thing as stuff happens with flips.. you need a really good amount of reserves to be doing this safely.

So rents and home prices movements can diverge, and rather dramatically.In the current real estate market it seems that in most major markets across the US there's a pretty tight correlation between rising rents and rising home prices, some markets even in percentage terms (which I find somewhat remarkable).
