It has a maintenance portal where tenants can input any issues they are having, you will recieve a notification / email when any tickets are created and you can have your handyman included so he will  receive the emails  directly as well (if you wish).

I’m still blown away that people will invest $20k-40k without first spending $1k on a plane ticket, hotel and rental car.

HP has a great inspector to work with, but don’t let your license lapse as the violation ticket comes with a misdemeanor charge.

You will also be paying top dollar for the property and realize that the property more than likely won't ever appreciate in value.All of the big ticket Capex items should also be replaced if they have a medium-short life span remaining.

I'm glad that you found a friend who also was starting out in real estate and I'm THRILLED that you quickly learned that what works for him, isn't necessarily your Golden Ticket.

Adding to that, mold, termites, basement cracks (and other structural issues), septic tank, roof, needing a new driveway.... all these are huge ticket items.

Strategize the ticket price to reflect favorable odds or enticing odds 1:1000 or 1:2500, I will buy your first ticket :)
