:) Sanding the side grill and the top fan grill will be somewhat of a pain in the butt... maybe ask around to see if any auto body shops or powder-coating shops would be willing to sandblast everything and paint or powder-coat it grey.

Gloucester City, Oaklyn, Clayton, Glassboro, and even Blackwood all MFHs where you can househack and be only a couple hundred dollars out of pocket.If you want to break even you could venture down to Vineland/Milville/Salem but you have to be prepared for a longer commute north and have a thicker hide.Best Luck!

I like Sherwin Williams the most, they have a great one coat paint that I just used in my house; but I don’t think it’s economical in a rental especially if your average tenet leaves at the end of a one year lease.

New electrical is better than real-old electrical with cloth insulation but not as good as 30-40 year old wiring with thicker copper wire and thicker plastic sheathing, so long as the sheathing isn't brittle.
