After spending a long time in the "education process" of binging BP youtube videos, reading books and doing searches throughout this forum, I decided to take action and purchase my first property utilizing the VA Loan given my military status.

I've been watching alot of YouTube videos and I would be doing a level 2 rehab in which they say will be roughly in the $20 - 30 per sq ft.

With all the passive income videos circulating facebook and google I can see where selling owner financing could be dangerous for someone but if they do thier homework on the potential buyer and stay with folks that have a proven track record it can work out good for both sides.

Have your agent verify all pertinent information and provide video walkthroughs of the property and community.
