This isn't hard to answer, most first time investors are looking for cashflow to make all future real estate investing ventures happen.

This was an opportune time to start our REI venture. 

Some investors I talked to are doing MTRs and STRs (this seems challenging with competing with all the other AirBnbs in CA), some are trying to do a Joint Venture and buy multi-family. 

Joint Ventured with a few partners to get this done.

And then I'd ride the wave and grow my business with it and stop when the music stopped.

So all the things stopping you in single family are still true in multi syndications as well.Mortgage rates don't make sense for many or even most deals, but coming down some, so more deals will pencil.
