@James Wise  in portlandia the land of mold  its not bad if you can breath normally in the home.. if you need a respirator then your talking bad.it just goes to show some property has no value no matter what it is.. if you could not strip that to the bones and rebuild it and have equity or a cash flow then its value is negative and should be knocked down and turned into a community garden like they do here in PDX were all the hipsters grow there veggies... they pick them put them on shelfs on the side walks with cans to put the money in when you buy them.

Thanks greg. part of the trouble was on the sidewalk, and part of it in my basement. surprisingly they have not tried to call me. they got in with my care taker. will keep you posted.

It has separate parking and an entry that leads to/from the sidewalk.

My new tenant has offered to clean up snow on the sidewalks, parking lot driveways during the snow season for a reduction in rent.

That takes away your extra cashflow of $540.Factor in some capital costs, carpet/roof/floor/kitchen/bathrooms/sidewalk/etc. 

I'm going to buy and hold, put a sidewalk between the two so whoever rents my first purchase can get trash and appliances and the such through.

And it helps to be more aggressive with depreciation (i.e. separately write off appliances/carpeting/floating floors/cabinetry as 5 yr property, and driveways/sidewalks/fences/landscaping as 15 yr property).

Too easy to create a hazard either from protruding into a walkway where someone will injure themselves on it, or it will be draining condensate onto the sidewalk that they do not clean, creating a slip/fall hazard.

The inspector was unable to test for gas leaks.Exterior4)One or more trip hazards were found in sidewalk and/or patio sections due to cracks, settlement and/or heaving.

Sidewalks will not be being pushed up by over grown roots and air conditioners will still have plenty of life left in them to get several decades down the road.
