Crime is a drawback though because of its surroundings, however, I drive through there every day for work and not a day goes by where you don't see hang gliders, para sailing, SUP boarders, dogs, runners, bikers... 

Not all plain sailing, since we have had the usual problems, tenants moving out, and a major flood due to a leaking faucet not being reported by a tenant, but it is less stressful not being on the ground.

When I do a deal for myself, I have these great ideas and then the mortgage broker either brings me to earth or sets me sailing even higher.  

That ship has sailed and the market is in the early stages of fundamentally changing.

Or you go into D neighborhoods and tell yourself it is a class C.If you are trying to BRRRR in 2022 you are basically sailing up against a strong wind instead of sailing with it.

We have access to a reasonable amount of capital to get started and have great credit so I'm not concerned with being approved for financing once the right opportunity/ies is/are found.I am working on the what my goals are right now but my ultimate goal is to create enough income from investments (RE and otherwise) to leave W-2 work in the next 10 years, buy a sailboat, and sail the Carribean, Mediterranean, and eventually the South Pacific and Indian Oceans or, more to my wife's liking, do some slow-travel around the world stopping in places for 2-4 months at our own pace.

I have bought two other properties from this seller and everything has been smooth sailing so far.The third property I am currently "clear to close" on, but a Right of Redemption predicament just came up.
