I agree 70% rule is kind of simplification, but finally i see the main difference between flipping and building is that while flipping goes you earn money on buying with cheapest repairing, but while new development/deep rehab goes you earn money getting adding value for highest market price comparing of rounded properties in this location.

Basically, it transitions from the round outlet on the dryer to a rectangular duct, which is shallower but wider than the round duct.

I use my car for a lot of personal and a lot of business use as well - however, I would not be willing to gamble that I use it more than 50% for business - we do ALOT of road trips year round.2.

Its pretty rare that happens, but when it does, I pay the year's interest to keep the numbers round, then do a new loan.

Wouldn't it be harder to round up more cheap rentals to get better income and it would take far more work to get them rental ready for the work it would take to manage and maintain them?

Ideally this is how I envision the deal (round numbers strictly for explanation):Purchase: $100,000 (20% down, 30-year loan)Rehab: $20,000Sale: $120,000I'd love to keep the loan in place and take the cash from the sale to pay for the mobile homes, other properties, etc, but I have a feeling that is not a possibility.
