Does personal income still play a role in qualifying for Fannie/Freddie commercial loans on 5+ unit MFR's the same way it does when qualifying for 1-4 unit residential loans?

Write-offs, knowledge to lower my taxes substantially, write-off's you don't commonly think of, things like "paying your kids 12k a year", and "using 'vacations' as 'team building' exercises for said employees, etc.3.

I do plan on exercising the option to buy when the lease term is up, but I don't want to buy in SoCal.

The seller mentioned he was going to contact them (seller is a licensed agent) but if I'm being honest, I'm not entirely sure what my role is here other than the fact that I am giving a check for a certain amount. 

I, of course, would do my best to make the offer very reasonable, while adding the contingencies.I'm also wondering if my relative inexperience in real estate has resulted in my expectations being a bit high for a listing agent's role in this.

The TAR has provisions that will get a landlord in trouble if exercised.

Always be honest and don't deceive, otherwise you will train them to do it to you (and some tenants are pretty good at doing that to you anyway).I can answer to PM, to owner, to landlord, to maintenance guy, to painter - I (and my partner) serve all of those roles from time to time.
