A few things I do personally for clients is: create a P&L, market to my buyers list, pre-market the property online where the target audience is, and make a plan for bookings and the booking calendar to minimize losses while up for sale and operating simultaneously.

You can use a calculator online to find out the principal and interest payment then just add annual taxes and insurance quote into the payment.

I like the idea of starting local since I know the Miami Beach area well, and buying a studio like the one I’m renting feels like a safe first step, so I’ve been looking at similar properties to what I currently rent online and running numbers.

Also, for recommendations and local attractions, i would recommend creating an online guidebook and putting the link in the message.

I have to dive into the DP calculators, I've had my spreadsheets from previous looks at real estate, but I'm sure DP is much more robust.  

But where I see click funnels being a challenge is a robust website with interlinking pages.

Should we do this or would it be better if we designed a postcard online to send out?
