OK you mean the tenant may be removing the filter after I put them in every month and restoring it before I came back? 

We were considering whether partial renovation and flip would be an option, or figuring out a way to raise additional money necessary to complete a full restoration. 

My wife and I actually found a boarded up place last week that would be beautiful with some restoration.

I do plan to own rental properties, but in reality I am into restoration, I like to bring things back to life.

We paid cash on a duplex and are putting some money back into the property to restore the garage etc.  

After owning a rental property in the North Atlanta metro area for 3 years and doing  a restoration of our current residence, my wife and I realized we were both excited by the change that we brought about and saw this as an opportunity for "job satisfaction"  outside the corporate world. 

Many of the builders lost subs to jobs where they were restoring flooded projects and in general the subcontractor pool in Austin is very small for skilled labor.  

Were this same property restored today, I would list it at $659k with certainty it would sell very close to that if not higher.

However, once you have the experience and capital to do multiple flips in parallel, this becomes a profitable business that can restore neighborhoods and make the community a better place to live.I (regrettably) do not know enough about commercial real estate to speak on the matter at length.
