I know a guy in MN who used to work in water/fire damage restoration.

I have had all the restoration work completed (not flooring still needed) out of pocket on both unit but now I am at a point where I don’t see myself recovering from this.Is there anyone that can lend a first time investor some advice on navigating this scenario?

If I'm not mistaken, all the .gov resources, while comprehensive, are not exactly succinct and a lot of massaging of data needs to be done in order to get any meaningful information out of it. 

Unfortunately looks like we need to replace those, however there is a Habitat for Humanity restore on my way to my office every day I can stop in and see what they have come in.

I think it also says they have to restore to same condition. 

My wife took 500 hours of education to be a massage therapist in Colorado but it only took 50 hours to become a REALTOR.

One of my properties was in a fire, and It was a grease fire started in the kitchen. No one was hurt, but there was a lot of pain for both the tenant and myself. The property is a 3 bed room 1 bath duplex in Milwaukee...

Just be careful that you don't massage the numbers to make them look like they work. 

My question:  with only 3k profit last year and all these situations that arose today, would you sell these properties and cut recent losses and restore our sanity and faith in humanity OR hang in there over a few more years to try to recoup money?
