Evictions/move-outs that regularly included half a tenant's torn-up furniture, personal items, and damage to units that would take weeks to clean out and a state requirement to store tenant belongings for 30 days after move-out, even in the case of evictions. 

If you're struggling, consider offering higher returns initially to attract investors, or partnering with someone who has a solid reputation in the industry.

In the end it's just damaging the brand.

Hiring a reputable GC is more than just saving money on the build.
