Uhhh, hate to be the guy who goes the other way on this, but can someone bring me up to speed as to why the investors would want a W9 from the contractors?

@Natalie Vane  well as much as I hate to say it .. your going to have to consult an attorney in that state that is up to speed with mechanics liens.in our state if you did not send notice BEFORE any work was done.. then your toast.

To speed up the process you want to begin analyze deals daily so you can spot a good deal quickly.

For me I look at speed to turn and put into service as a rental unit.

Before you know it, you'll be picking up speed!

My speed of getting my money out and available to do another deal is at least 4 times faster than refinancing a cash purchase if you assume it takes me 45 days to refinance versus the 6 month wait before you can get a cash out refinance. 

Also, ask local property management regarding speed and cost of eviction.
