I'm just starting to learn about real estate investing, specifically bird-dogging and wholesaling.

A walk through current residence will reveal how tenants will most likely keep my property if s/he were selected to lease.I've done this a couple times over the years.

How about a credit against their final month’s rent, assuming all payments are made on time?

I have helped few friends to get into their real estate investments and felt so happy to watch their progress and see my tips and knowledge in play. 

If that’s your question then the answer is because the seller may not have the knowledge, experience, time, ability, energy, to successfully conclude the transaction without “help”.
