Generally is still cheaper and quicker then foreclosing.

I could turn and market them quicker if they were close to home, but they are upstate on a PM and it usually takes about 2 months to refill them.

Some will work the fees in to the back end, others ask for it up front, some jack up the rate to get it quicker... there is no end to the way they get paid, but be assured, they will make money from it one way or another.Cheers!

If so, I think you can easily show that the fixer uppers will be quicker.

Cash flow will allow you to get into your next deal quicker so keep that in mind. 

Maybe a small house will be appealing since they can clean it quicker.
