I need to double check, but I believe TN is in the 13% range with state and local.Then several areas basically tripled property taxes practically overnight in a massive cash grab.

I'm at a full understanding that best practice with hotels is to separate the property from the business by establishing a separate operating LLC (Operator).

I am going to be practicing a lot of deal analysis and wanted to connect with someone investing in the Birmingham area please.  

Not that you aren't doing that already, I don't know, but what I do know is that doing the above activities 40 hours a week will practically guarantee you success. 

Including the move-out inspection report is also a great practice, as it clearly documents the condition of the property when the tenants left.
